What utilities are included in the rent?
Heat and hot water are included in the price of rent. You will receive a monthly bill from Con Edison for electricity and gas. Our Leasing Department will provide information on how to set up your Con Edison account, phone, internet and cable service at your lease signing.
What are the salary/yearly income requirements for apartment applicants?
Qualified applicants should make 40 times the monthly rent annually and have good credit. We also accept guarantors that earn at least 80 times the monthly rent. In a roommate situation, incomes can be combined to meet the requirement.
All applications are reviewed on a case-by-case basis. Applicants may be considered if they can demonstrate other sources of income or assets, and we do our best to work with unique situations. Please download our application to learn more about applying for an apartment.
How do I schedule an appointment to view an occupied apartment?
Please call the Leasing Department at (212) 570-2400 x 2 to make an appointment or to ask questions about our properties. We take appointments over the phone, one day in advance to ensure availability. Eberhart Brothers is unable to accept viewing appointments made by e-mail.
Do you offer short-term or long-term leases?
Our apartments are available for one-year leases at a time, but tenants in good standing are usually offered renewals.
Is it possible to place an apartment on hold?
We are unable to hold apartments for applicants. If you decide you would like an apartment, you should complete the rental application procedure and submit the $20 background check fee.
I am an international applicant in New York on a work visa. Do I qualify to rent an apartment?
We have many international tenants. Non-citizen applicants are reviewed on a case-by-case basis. Our Leasing Department is happy to answer any questions you may have regarding our requirements over the phone.
I am a student - can I rent an apartment?
We typically accept students with a U.S. guarantor.
I received a broker's listing for one of your apartments, but the information provided is different than on the Eberhart Brothers' website.
Unfortunately, we cannot guarantee the accuracy of any information that is not published on our website or by our staff. We permit brokers to use our photos to promote apartments, but we require them to keep listing information as current as possible.
Are there laundry machines in your buildings?
All of our properties are within steps of local laundry services; however, our buildings do not have public laundry machines. Most of our penthouse apartments, though, have a washer-dryer in the unit, which is indicated on the listing. 370 Central Park West has a laundry room in the building
Are pets allowed?
We allow cats, but do not allow dogs in our buildings.
Do your buildings have doormen?
Our buildings do not have doormen, with the exception of 370 Central Park West. All of our buildings, however, have locking double entryways, and many also have video intercom units.
Are there elevators in the buildings?
The majority of our buildings are pre-war walk-up buildings. However, 92 Grove Street and 370 Central Park West have elevators.
Can additional walls be built?
We do not allow conversions, but tenants are free to creatively equip their apartments according to their lifestyles without making any structural changes (i.e., curtains, screens, etc.)

Can I use photos from your web site to promote available apartments?
You are permitted to use our apartment photos for marketing purposes, but any images must be accompanied by the most up-to-date listing information for the corresponding apartment as published on http://www.eberhartbros.com. We do not guarantee the accuracy of any information that is not published by an Eberhart Brothers Inc. employee.
I have several clients interested in seeing one of your units. Can I duplicate keys for a vacant unit so I can show it at my clients' convenience?
No. You are not allowed to duplicate keys for any reason without express written permission from an Eberhart Brothers staff member. Our leasing office is open seven days a week, so you can stop by any time to pick up keys prior to a showing. Please remember that we require you to bring a government-issued ID or broker license when you come.
Can I preview an occupied apartment?
Unfortunately, we cannot allow brokers to preview our occupied apartments without their client present.

TRASH PICK UP DAYS:
TUES/SAT/SUN On trash pickup days, please put trash in the garbage cans by 6AM, or on the night before pickup day. Trash is usually picked up 3 days a week.
Bulk pick up for large items can be scheduled through the Department of Sanitation here.
RECYCLING:
Please speak to your superintendent about where to put newspapers, magazines, boxes, cans, and bottles. Please tie newspapers, magazines, catalogs, and corrugated cardboard (boxes must be flattened) into bundles no more than 18 inches high.
EXTERMINATION SERVICE:
We provide a free monthly exterminator service. His schedule is posted in the building vestibule.
WE RECOMMEND THAT YOU CONSIDER RENTER’S INSURANCE. IT IS NOT EXPENSIVE (approximately $200 annually) AND WE BELIEVE IT’S BETTER TO BE SAFE THAN SORRY. Renter’s insurance not only covers your possessions in case of theft, but also covers losses due to fire or flood. The landlord’s insurance does not cover any of your furnishings or personal possessions.
WHEN YOU VACATE:
Please disconnect telephone, cable, gas & electric services in your name and return all sets of keys to our office or to your superintendent.
Clogged Drains Toilets and Other Minor Plumbing Repairs
- If you experience a clogged bathtub drain, a clogged toilet, or have issues flushing, please contact the building Superintendent.
- If the repair requires the service of a plumber, one will be scheduled to remediate the issue.
- If the toilet in the apartment is running continuously, please contact the building Superintendent immediately.
- If one of the plumbing fixtures in the apartment is leaking, please contact the building Superintendent immediately.
Exterminating Services
- Eberhart Brothers offers complimentary exterminating services. Our exterminator treats each building once a month. You can either be home on the scheduled date each month to provide access to the exterminator or you may drop off a copy of the apartment key to our office with a note stating that the keys are for the exterminator’s monthly services. This means that you will receive automatic treatments every month. You simply need to keep the top lock unlocked on the servicing date.
- If you still see pests in the apartment after receiving monthly exterminating services, please contact our maintenance department at (212)570-2400 x102.
- If you believe you have bed bugs, please contact the management office immediately. If you are unsure, please take a photo or bring the bug itself (in a properly sealed bag or container) to our office.
- If you are confirmed to have bed bugs, we will send a mandatory procedure list that you need to follow that compliments the extermination process. Your apartment will receive three treatments over the course of three weeks to remediate the bed bug issue. Do not use your own chemicals over the course of the three-week period when this process is taking place. Third party chemicals will affect the chemicals applied by our exterminator, rendering the treatments useless. While we will do everything possible until the problem is rectified, your cooperation during treatments is required.
Heating and Hot Water
- In the event that you lose heat or hot water, please contact the management office immediately during business hours (Monday-Friday 8:00 A.M. to 5:00 P.M.) and we will look into the issue immediately.
- Before contacting the building Superintendent, ensure that all the valves to the radiators are in the open position. The valve is located on the side of the radiator.
- If you are experiencing a lack of heat or hot water outside of business hours, please contact the building Superintendent immediately.
- The heating season is from October 1st to May 31st. Heat will be provided during day time hours (6 A.M. to 10 P.M.) when the outdoor temperature drops below 55 degrees Fahrenheit. There is no outdoor temperature requirement for night time hours (10 P.M. to 6 A.M.)
- The required temperature in the apartment is 68 degrees Fahrenheit during day time hours (6 A.M. to 10:00 P.M.) and 62 degrees Fahrenheit during night time hours (10:00 P.M. to 6:00 A.M.). If the temperature falls below these standards during the heating season, please contact the management office or the building Superintendent immediately.
- If you notice any of the radiators leaking a significant amount of water, please contact the building Superintendent immediately.
Hallways and Paths of Egress
- No tenant is permitted to store any items in the hallways or on the fire escapes.
- Eberhart Brothers is not responsible for any items left in the common areas.
- If your items are found in the hallways or on the fire escapes repeatedly, those items will be disposed of permanently. Storing any items in paths of egress is in violation of the New York City Fire Code.
- Window mounted a/c units are not permitted to be installed in any window that leads to a fire escape. This is also in violation of the New York City Fire Code.
Lightbulbs
- If a lightbulb burns out in the apartment for the duration of tenancy, it is the responsibility of the tenant to supply and change the lightbulb. We require that you replace the bulb with the same kind that was originally in the fixture.
- Eberhart Brothers does not supply nor do we change lightbulbs in the apartments.
- Eberhart Brothers also does not supply ladders nor do we permit the use of any ladders that may be found in the building.
- If further repair is needed for the affected light, please contact the management office and we will schedule repairs accordingly.
- If an electrician is scheduled and the source of the issue is found to be a burned-out lightbulb, the cost of the electrician’s time will be charged to you.
Mold
- If you believe the apartment contains mold, please contact the maintenance department immediately.
- Mold requires moisture to be present over a long period of time in order to grow.
Bathroom Ventilation
- Proper ventilation prevents the bathroom paint from peeling.
- When using the shower, turn the bathroom fan on to ensure the bathroom is properly ventilated, or if no vent is installed, open the window when weather permits.
Under the Counter Refrigerator
- If the apartment has an under-the-counter refrigerator it is recommended that you defrost it every two months to avoid ice buildup in the freezer.
- Do not scrape, poke or jab at the ice in the freezer in an attempt to unclog the vents. This can lead to puncturing the freon tubes which will render the refrigerator useless. If this occurs, a new unit will be ordered and the cost of the new unit will be added onto your next months’ rent.
